CIUDAD DE MÉXICO, 1 de enero.- Durante 2018, el Programa de Financiamiento del Instituto del Fondo Nacional de la Vivienda para los Trabajadores (Infonavit) prevé una derrama de 141 mil 543 millones de pesos, lo que implica 10 mil 553 millones de pesos más en comparación con 2017, cuando la cifra fue de 130 mil 990 millones de pesos
Asimismo, el número de créditos otorgados también será mayor que el año pasado, ya que el instituto prevé que pasarán de 365 mil créditos, a 371 mil 982 créditos, de los cuales 57 por ciento serán a favor de trabajadores de menores ingresos.
Lo anterior, de acuerdo al Plan de Labores y Financiamientos 2018 del Infonavit, donde se expone que el programa operativo anual 2018 contempla que los 371 mil 982 créditos hipotecarios tendrán una distribución por intervalo salarial.
Con 56 mil 176 créditos, y financiamiento de 21 mil un millones de pesos, a quienes registren ingreso salarial mayor a diez Unidades de Medida y Actualización (UMA); 74 mil 83 créditos por un monto de 25 mil 376 millones de pesos entre cinco y 10 UMA.
Para quienes obtienen entre cuatro y cinco UMA, el monto de financiamiento será de 10 mil 269 millones de pesos para 28 mil 667 créditos, y para quienes perciben de 2.6 a cuatro UMA se contemplan 90 mil 384 créditos, por un monto de 30 mil 71 millones de pesos.
Finalmente, para quienes perciban menos de 2.6 UMA, el Infonavit dará preferencia con el otorgamiento de 122 mil 672 créditos, a través del financiamiento por 30 mil 556 millones de pesos.
El Infonavit aclaró que las cifras de colocación de crédito planteadas en el Programa de Financiamiento constituyen sólo una referencia de lo que el Infonavit considera factible colocar durante 2018.
Sin embargo, aseguró que su objetivo es, en la medida de su capacidad para otorgar créditos, financiar todos aquellos que cumplan con los criterios de elegibilidad dispuestos en sus reglas de otorgamiento de crédito.
De los más de 141 mil millones de pesos en financiamiento para este año, 117 mil 273 millones de pesos corresponden al crédito Infonavit, y 24 mil 270 millones de pesos a la subcuenta de vivienda que complementa el monto del crédito otorgado.
El Infonavit destacó que dará continuidad a su estrategia de colocación basada en la generación de mayor valor patrimonial en las soluciones de vivienda (mayor derrama para cada crédito originado), y menor énfasis en el número de créditos otorgados.
También destacó que el producto Cofinavit se modificará a pesos y se incrementarán los montos máximos de créditos, con el objetivo de aumentar la participación del Infonavit en este producto.
Para los productos coparticipados, se espera mantener las mismas características, tanto del segundo crédito como del Infonavit Total.
El organismo refrendó su orientación social al dar atención prioritaria a los derechohabientes de menores ingresos, por lo que en 2018, 57 por ciento de los créditos hipotecatrios serán destinados a trabajadores con ingresos de hasta cuatro salarios mínimos.
Por otra parte, en 2018 se prevé otorgar 130 mil créditos para el programa de mejora y remodelación (Mejoravit).
Asimismo, para este año, el Infonavit estimó que la tasa de colocación del programa crediticio se ubique en 11.10 por ciento; cifra mayor a la del Costo Marginal, la cual se proyecta en 10.84 por ciento.
Por tanto, se proyecta que la colocación para 2018 generará un resultado positivo de 26 puntos base, con lo que el instituto será congruente con su objetivo de garantizar la viabilidad financiera a largo plazo.
